Have you ever heard of JMBs and MCs? Nope, we’re not talking about some new internet abbreviations – we’re diving into the world of Joint Management Bodies (JMBs) and Management Corporations (MCs). JMB vs. MC: Decoding the Differences

Let’s kick things off by decoding these fancy acronyms. JMBs handle the initial management of a property from the completion of the development until the MC takes over once the strata titles are issued.

The JMB officially starts doing its thing when they have their first Annual General Meeting (AGM). To make sure things don’t drag on forever, the Strata Management Act (SMA) requires the JMB to get together for their first meeting within a year of vacant possession. Usually, the JMB is made up of anywhere from 3 to a max of 14 parcel owners, plus one representative from the developer’s side who gets chosen in the AGM.

The MC, on the other hand, is made up purely of homeowners (min 3 and max 14) who get voted in by fellow residents during the AGM. Since being a member of the MC is a volunteer gig, anyone can resign whenever they want. No strings attached!

Ultimately, the JMC and MC are in charge of making sure everything’s running smoothly, including collecting maintenance fees, maintaining the common property, enforcing house rules, and other daily operations. However, they do have differences in power, including:

  • The JMB has limitation on entering into contracts for any period exceeding 12 months
  • The MC can borrow money while the JMB cannot
  • Only the MC has the green light to ensure repayment of borrowed money and interest
  • Only the MC can acquire additional land for the stratified development

Both JMBs and oversee the house rules and are empowered to make additional by-laws. These rules are meant to keep your crib and the entire development in top shape. These rules cover things like pet policies, where you can park your vehicle, and how late you can throw that epic karaoke party.
