4 Commercial Properties Developing In Sabah In Q1 2022

  1. Pelangi Industrial Centre in Tuaran

    The Pelangi Industrial Centre is a two and a half storey light industrial shophouse by Jendela Pelangi Sdn Bhd. It is strategically located along the main road towards Tuaran Tower with vibrant colours and easy visibility. With 60 years of tenure and 18 units, this property has a strata title for individual owners.

    The ground floor of the property is one and a half storey with an 18 feet high ceiling and an area of 1,170 sq ft. It has space for one shophouse and a toilet.

    The first floor is a one-storey space with a 10 feet ceiling. It will be made into a wide office area with one shower, a toilet and a balcony. The buyers can pick corner units, which are large in size at 1,780 sq ft. Or they can go for intermediate units, which are slightly smaller at 1,500 sq ft.

    From an affordable starting price of RM288,000, the developer believes the shop lots are reasonably priced. However, for buyers with more budget and a larger unit need, the price may go up to RM735,930.

  2. Rose Avenue Plaza in Kinarut

    Rose Avenue Plaza is a new commercial project in Kinaturt by WSG Group, stretching upon 9 acres of land. It is part of a bigger development plan including Servay Hypermarket and Rose Avenue Condominium. Located next to Rose Garden housing estate, the place is surrounded by densely populated areas with vibrant commercial activities.

    The building comprises 20 units of double-storey shop lots, including 16 intermediate and 4 corner units. The intermediate units are larger, occupying the ground and first floor with a combined build-up area of 2,180 sq ft, priced at RM988,000.

    The construction of this commercial centre started in January 2022 and is expected to be completed by June 2024. To date, 50% of its shoplots have already been booked including all the 4 corner units.

  3. Sutera Bay in Sadong Jaya

    Kota Kinabalu’s central business district has an upcoming commercial property under construction, The Sutera Bay. Located in Jalan Karamunsing Bypass at Sadong Jaya, it will upgrade the state’s landscape.

    Comprising 15 storey and 283 business units, the 999-year leasehold commercial suites are designed as tourist-friendly property. The building also has retail outlets comprising a luggage store, souvenir shops and food and beverage outlets.

    Adhering to the local authority requirement for tourism commercial building, it provides buyers with many facilities, including digital mailboxes, massage and reflexology centre, concierge service, housekeeping and tour agency.

    VTS believes Sutera Bay will spur positive activity in the market, especially for young entrepreneurs. Slated to be completed in 2024, the property is now open for booking with a sale price ranging from RM428,940 to RM698,400.

  4. Damai Suites in Kota Kinabalu

    Damai Suites is the latest addition to Kotai Kinabalu by FBO Land (Setapak) Sdn Bhd. Encompassing a true work and life balance, the property aims to facilitate users with dynamic space for living and operating businesses.

    The plaza will have 256 units with 2-tier security and a flexible layout to take the form their owners desire. The commercial shop lots of the property will occupy the two lower floors of the building. In addition, there will be a 5 storey automated car park area and private facilities podium. Buyers can pick from 6 different layouts ranging from 300 sq ft to 560 sq ft with a starting price of RM299,800.

    The building hopes to be the new attraction for the post-pandemic era with establishments including fitness studios, co-working spaces, co-kitchen, meeting rooms, restaurants, bars and cafes. It will be a valuable addition to the surrounding shopping malls, medical hubs and nearby hotspots as per the developer.

    The construction work of this commercial suite will start in the second quarter of 2022 and is estimated to be completed in the first quarter of 2025.
