Watch Out For These 5 Affordable Housing Projects In 2022

The property industry in Malaysia has made notable collaborations in 2022 to build affordable homes for Malaysians. The Government has identified the income constraint of residents and how they are struggling to buy a home amid rapid price hikes in properties. Several property developers have come forward in this initiative of producing affordable homes for genuine buyers.

Here is a list of 5 such affordable housing projects to watch for in 2022.

1. M Senyum by Mah Sing

The first on the list is Mah Sing’s newest addition of M Series homes, M Senyum. It is expected to launch in the first quarter of 2022. The new development stretches upon 100 acres of land in Bandar Baru Salak Tinggi in Sepang. With a gross development value (GDV) of RM 681 million, the houses address homebuyers looking for new properties in Seremban.

The project focuses on building double story terrace houses with three different lot sizes:

      • 20 feet x 60 feet
      • 20 feet x 65 feet
      • 20 feet x 70 feet

The indicative land sizes for the house are 18’ x 65’ and 20’ x 70’.

Developed in the outskirts of the city, the price of these houses range between RM 399,000 to RM 450,000. The project is expected to attract a lot of upgraders as they are built around nearby townships such as Kota Warisan, Bandar Baru Nilai, Dengkil, Putrajaya and Cyberjaya.

2. M Nova by Mah Sing

Another of Mah Sing’s latest addition to the M series is the M Nova Project set to launch in the third quarter of 2022. Located in Kepong, Kuala Lumpur, they plan to build mixed development residences stretching upon 8.09 acres of the plot.

Mah Sing bought the land for RM 95 million which includes 50% of the relevant development charges, deposit and Improvement Service Fund (Roads & Drains) contribution that has to be paid by the vendor to the relevant authorities.

M Nova project comprises serviced residences with indicative built sizes between 700 sq ft and 1,000 sq ft. With additional retail units, the development is expected to have a gross development value (GDV) of RM 790 million upon completion.

The developer considers M Nova a promising housing project as it is strategically located in the well-established neighbourhoods of Kepong comprising Taman Selayang Jaya, Batu Caves, Bandar Menjalara, Segambut, Taman Seri Gombak and Sentul.

With easy accessibility to Taman Wahyu KTM station and the upcoming Metro Prima MRT2 station, it is also just 12.9 km away from KLCC. As such, the prices of the units at RM 318,000 is an affordable choice for people looking to buy a home in the city.

3. Ayana Residence by Jayamas Property

Ayana Residence is another affordable housing in Penang to watch out for in 2022. The development is a 12 storey building comprising 96 units and 4 levels of car parking podium. Each of the units is built approximately 850 sq ft and priced around RM 250,000.

Situated in Teluk Air Tawar, the project is adjacent to a wide green paddy field and just a few steps away from Pantai Robina Eco Park. The building is also in the vicinity of plenty of amenities. It is only a 10 minutes drive away from Penang Sentral with 3 public schools within walking distance, which are SMK Teluk Air Tawar, SJK Air Keow, and SK Teluk Air Tawar.

4. Idaman BSP by MGB Berhad

Idaman BSP is the first of 6 Rumah Selangorku Idaman MBI projects launched by MGB Berhad in collaboration with PNSB Construction Sdn Bhd. MGB Berhad is the subsidiary of LBS Bina Group, which has taken over this affordable housing project situated in the fast-growing township of Bandar Saujana Putra.

The high-rise residential homes built under this project have a minimum built-up size of 1,000 sq ft consisting of 3 bedrooms and 3 bathrooms. The extra perk of this residence is MGB’s in-house Industrialised Building System (IBS) pre-cast technology.

The units offer some extra facilities for buyers such as 2 carparks, 3 air conditioners, 1 unit television, television cabinet, kitchen cabinets, 3 wardrobes, 1 refrigerator and 2 water heaters.

Apart from that, the residence is strategically located near Cyberjaya and Puchong with easy accessibility to towns, cities and major highways. With ample amenities nearby including police stations, hospitals, fire stations, schools and shopping malls, they are priced around RM 250,000 each offering value for price homes.

5. Residensi SkyAwani 3 by Skyworld Development Group

Residensi SkyAwani 3 is the third affordable homes project by the urban developer, Skyworld Development Group. Expected to launch in April 2022, the building has 3 blocks comprising 1,905 units at a price of RM 300,000 each.

The project is developed under the Residensi Wilayah Keluarga Malaysia programme to facilitate low and medium-income earners and first-time homebuyers. It complies with Qlassic standards set by the Construction Industry Development Board Malaysia (CIDB) with each unit being approximately 800 sq ft consisting of 3 bedrooms and 2 bathrooms.

The aesthetic of the projects is also quite pleasant as the 3 towers are interconnected by a sky bridge, offering a 360-degree view of Kuala Lumpur’s skyline as well as a jogging track, gym, swimming pool, basketball court and multipurpose hall.

Situated in Setapak, Kuala Lumpur, it is nearby Setapak Central Mall, Universiti Tunku Abdul Rahman, Columbia Asia Hospital, and Royal Selangor Visitor Centre among others. Plus, it is accessible via Jalan Genting Kelang, the Middle Ring Road and Duta-Ulu Kelang Expressway, offering an excellent commute.

The 5 projects listed above are either privately built or part of government collaboration. Either way, they will contribute to the budget-constrained Malaysians who wish to buy a house in 2022. With prices starting from Rm 250,000, the younger generation, new couples and small families will be able to afford a home this year, on their own, at an early age.
